Make the first impression count!

Below are some tips on how to prepare your property for your photo session! The property should be photo ready prior to the photographer’s arrival. If the home is not photo ready, a home prep fee will be applied at the photographer’s discretion.

The exterior photo is the most important image, so plan your photo session for the best possible lighting. Know which direction the home faces to plan accordingly.

  • NORTH – Anytime
  • SOUTH – Afternoon
  • EAST – Morning
  • WEST – Afternoon

GENERAL TIPS

  • Vacuum carpets and mop floors
  • Clean countertops
  • Wash windows
  • Turn on all lamps and overhead lighting
  • Replace all burned out light bulbs with the same type of bulbs
  • Turn ceiling fans off
  • Turn TVs and computer screens off
  • Open all blinds and window treatments
  • Remove all personal photographs
  • Make all beds and be sure all blankets are tucked in
  • Remove small rugs to show flooring
  • Remove garbage cans in each room
  • Remove Kleenex boxes in each room

EXTERIOR

FRONT EXTERIOR
Front Exterior
  • Close garage doors and move cars out of the driveway
  • Yard should be mowed and clear of leaves
  • Trim shrubs around the house
  • Remove empty planters or fill with plants
  • Remove cobwebs
  • Remove visible water hoses
  • Remove grass in cracks of driveway
BACK YARD
Back Yard
  • Tidy up outdoor furniture
  • Pillows and cushions should not be faded
  • Remove kid’s toys from the yard
  • Clean pool and turn on any fountains or water features
  • Remove visible water hoses and trash cans
  • Uncover the grill and all patio furniture
  • Open patio umbrella

KITCHEN

Kitchen
  • Clean off countertops
  • A max of one small appliance should be visible
  • Refrigerator should be clear of any magnets, notes or photos
  • Hide garbage cans
  • Remove dishes from the sink
  • Feature a fruit bowl or vase of flowers on counter or island
  • Remove items from top of cabinets

DINING ROOM

Dining Room
  • Table should be cleared and polished
  • Straighten all chairs
  • Remove high chairs or booster seats
  • One center piece should be featured

LIVING/FAMILY ROOM

Living/Family Room
  • Remove stacks of magazines and mail
  • Hide any kid’s toys
  • Fireplace mantel and hearth should be free of clutter
  • Clean the interior of fireplace
  • Minimize number of couch pillows, and arrange neatly

BEDROOMS

MASTER & GUEST BEDROOMS
Master Bedroom
  • Make all beds and include any decorative pillows or shams
  • Bedding should be smoothed out and free of wrinkles or lumps
  • Remove all personal items from nightstands and tops of dressers
  • Hide all cables and cords
  • Clean under beds and remove visible items
KIDS ROOMS
Kids Bedroom
  • Remove wall stickers and posters
  • Hide diaper genies
  • Remove stuffed animals
  • Clean under beds and remove visible items

BATHROOMS

Bathroom
  • Remove personal items from countertops, including toothbrushes and soap
  • Toilet seats should be down
  • Close closet doors
  • Remove soap, shampoo, loofahs and other personal items from showers and tubs
  • Only new, unused towels should be left out
  • Remove floor mats
  • Remove robes from back of doors

PETS

Pets
  • Pet food and water dishes should not be visible
  • Remove pet hair from all furniture
  • Hide all pet toys and beds
  • Clear back yard of pet waste and toys
  • Pets should not be present during the photo shoot
